Construction Update
The Perle
January 2026
About the Project
The Perle Apartments will be a seven-story, 203,320-square-foot, market-rate community in Bellevue, featuring 230 residential units. The project comprises two residential towers connected at the ground level by a shared community space and an outdoor plaza.
The homes will offer a variety of layouts, including studios, open one-bedrooms, traditional one-bedrooms, two-bedrooms, and select two-story studios and two-bedroom lofts located on the ground floor.
Amenities will include two rooftop club rooms with outdoor BBQ stations and fire pits, a coworking flex space, a fully equipped fitness center, and an interior landscaped courtyard with plentiful seating and additional fire features. The development will also provide two dog-run areas, two levels of subterranean parking, and a street-facing palazzo with outdoor furnishings designed to encourage community use and engagement.
Scheduled completion date is Q4 2027
Scheduled Work
We have fully transitioned into concrete work and are moving quickly through foundation activities. The team has completed much of the footing and vertical concrete work and poured the first slab-on-grade (SOG) section on December 30, with the second SOG pour scheduled for early January. Crews continue footing drain installation and underground plumbing to prepare all under-slab utilities for cover, and we remain on track to complete all SOG work by the end of January.
As the P2 level takes shape, our subcontractor has begun shoring operations to support the P1 elevated post-tensioned deck. We are targeting a mid-January pour for the first section of the P1 deck, starting in the southwest quadrant and progressing counterclockwise in quadrants. This same sequencing will carry through to the Level 1 post-tensioned deck to maintain efficient workflow and minimize downtime.
At our current pace, we expect to pour the first section of the Level 1 post-tensioned deck just before the end of the month, beginning in the southwest section and continuing counterclockwise through the remaining quadrants. We are excited to enter this critical phase of construction as the structure rises and the building begins to take shape.
Planned Street Interruptions
During normal construction, we work to keep traffic impacts as limited as possible. Most deliveries and hauling stay on our on-site haul road parallel to NE 12th Street. During the day, we close one lane on NE 12th Street and reopen it after work hours. We may also use limited curb space and roadway areas along 106th Place NE, but we generally keep this street open to through traffic. If a temporary closure is ever needed, we reopen the street as quickly as possible once the work is complete.
Neighbors may notice some congestion in these areas as traffic is directed through narrower routes. We appreciate your patience and ask drivers to follow posted signage and the directions of our traffic control team to help keep everyone safe.
We will share advance notice of any closures on NE 12th Street or 106th Place NE directly with nearby residents and post updates in the traffic section of the Perle website.
We apologize for any inconveniences throughout the construction process. The safety of all employees, neighbors and the general public is our number one priority. Please be aware of changing conditions in the public right-of-way as sidewalk and street conditions are ever changing. Heavy equipment is entering and exiting the jobsite regularly. Please be aware of your surroundings and help us keep this project safe and free of injury.
Thank you.
