Westmont of Culver City
ANTICIPATED INVITATION TO BID – Late April 2020
The Westmont of Culver City project consists of the redevelopment of a .88-acre site that currently contains 5 unoccupied office buildings as well as associated parking lot and site sidewalk. All current buildings will be demolished as will existing parking, sidewalk and other site features.
The new building will be 5 stories of assisted living building over one level of subterranean parking. The building will be approximately 163,398 sf and will have 134 assisted living units including 12 memory care units. All assisted living units will have full kitchens including refrigerator, range and microwave and in-unit laundry appliances.
Indoor residential amenities will include commercial kitchen, dining area, bistro, library, activity room, theater and other resident supportive amenities. Residents will also have access to a salon and physical therapy studio to be operated by a 3rd party in the commercial space. Outdoor residential amenities will include an open courtyard which connects to Washington Blvd frontage and an enclosed Memory Care courtyard.
The new building will be Construction Type I-B. The parking level will be slab on grade with a typical shallow foundation system and the excavation of the parking level will require temporary shoring at all sides. Level L1 and Level L2 will be elevated PT concrete decks. Levels L3 through L5 will be load bearing and light gauge metal framing with gypcrete over corrugated steel decking.
This project is being designed to meet the requirements of LEED v4 Homes Multifamily and Culver City Building Safety Division Mandatory Green Building Program.
