Construction Update

Altaire at Queen Anne

January 2026

About the Project

Altaire Queen Anne (AQA) is a thoughtfully designed 7-story affordable housing community offering 114 modern residential units in the heart of Queen Anne. The unit mix includes 25 one-bedroom homes, 6 two-bedroom homes, 12 three-bedroom homes, 27 open one-bedroom layouts, 42 SEDU units, and 2 studio apartments, providing a diverse range of living options to meet community needs.

The building features a subterranean parking level and is constructed with Type IA concrete construction from Level P1 through Level 2, transitioning to Type VA wood-frame construction from Levels 3 through 8, delivering durability, efficiency, and long-term performance.

Residents will enjoy a curated set of comfort-focused amenities, including a welcoming community room, private patios for select homes, secure garage and bike parking, in-unit laundry, leasing offices, a mail and parcel room, and a dedicated on-site dog run, all designed to support convenient, connected living.

Scheduled completion date is Q4 2027

Scheduled Work

Construction activities will begin with minor demolition of existing concrete foundations and footings, followed by bulk earthwork operations.

As excavation progresses, crews will begin mass excavation to reach the below-grade parking level, including the removal and export of soil from the site. Toward the end of the month, shoring operations will mobilize, including installation of a tieback shoring system to support the surrounding soil and protect adjacent properties during deep excavation. This work will involve drilling and pile driving, which may result in temporary increases in noise and vibration during daytime working hours, with activities targeted to begin the week of February 23rd.

To support these early activities, a construction entrance will be established off 2nd Ave, along with temporary power and water connections. SRM is also coordinating with Bank of America to stage equipment such as connex boxes and baker tanks, which will temporarily impact nearby parking.

Planned Street Interruptions

  • Closure of 10 parking stalls immediately southeast of the property for construction equipment staging.
  • Sidewalk and parking lane closures on 2nd Ave W for short-term deliveries and site access.
  • Intermittent shoulder and/or sidewalk closures along West Mercer Street for off-site work and short-term loading/unloading only.
  • Intermittent shoulder closures on 1st Ave as needed to accommodate large truck maneuverability, material hoisting, or concrete pumping operations.

We apologize for any inconveniences throughout the construction process. The safety of all employees, neighbors and the general public is our number one priority. Please be aware of changing conditions in the public right-of-way as sidewalk and street conditions are ever changing. Heavy equipment is entering and exiting the jobsite regularly. Please be aware of your surroundings and help us keep this project safe and free of injury.

Thank you.
