Construction Update

Altaire at Queen Anne

March 2026

About the Project

Altaire Queen Anne (AQA) is a thoughtfully designed 7-story affordable housing community offering 114 modern residential units in the heart of Queen Anne. The unit mix includes 25 one-bedroom homes, 6 two-bedroom homes, 12 three-bedroom homes, 27 open one-bedroom layouts, 42 SEDU units, and 2 studio apartments, providing a diverse range of living options to meet community needs.

The building features a subterranean parking level and is constructed with Type IA concrete construction from Level P1 through Level 2, transitioning to Type VA wood-frame construction from Levels 3 through 8, delivering durability, efficiency, and long-term performance.

Residents will enjoy a curated set of comfort-focused amenities, including a welcoming community room, private patios for select homes, secure garage and bike parking, in-unit laundry, leasing offices, a mail and parcel room, and a dedicated on-site dog run, all designed to support convenient, connected living.

Scheduled completion date is Q4 2027

Scheduled Work

March will be an active month onsite as shoring and mass excavation progress in tandem. Shoring piles have been successfully installed and completed, and crews are now advancing tieback installation to secure the excavation and support surrounding soil conditions. Both shoring operations and mass excavation remain on track for completion by mid-March.

As excavation reaches final subgrade elevations, the team will transition into concrete operations beginning mid-March. Initial efforts will focus on excavating, forming, reinforcing, and pouring the tower crane footing in preparation for erection of the tower crane in the first week of April. The crane will play a critical role in supporting the building’s vertical construction. Neighbors can expect continued truck activity related to soil export, concrete deliveries, and equipment mobilization during normal working hours.

Planned Street Interruptions

All previously communicated traffic impacts remain in effect, including:

  • Closure of 10 parking stalls immediately southeast of the property for job trailer and dewatering tank setup (Bank of America Parking Lot).
  • Sidewalk and parking lane closures on 2nd Ave W for deliveries and site access.
  • Intermittent shoulder and/or sidewalk closures along West Mercer Street for short-term loading/unloading only.
  • Sidewalk and shoulder closures on 1st Ave to support construction access, large truck maneuvering, & concrete deliveries.

We apologize for any inconveniences throughout the construction process. The safety of all employees, neighbors and the general public is our number one priority. Please be aware of changing conditions in the public right-of-way as sidewalk and street conditions are ever changing. Heavy equipment is entering and exiting the jobsite regularly. Please be aware of your surroundings and help us keep this project safe and free of injury.

Thank you.
